Terms and Conditions:  $10,000 for all standard True Value Homes single storey homes designs and $15,000 for all standard True Value Homes double storey homes designs.  Fixed site cost inclusions and exclusions are detailed in your land specific site cost calculation.  This land specific calculation takes into consideration your landfall (lengthwise), landfall (width wise), land estate location, landfill depth and home design chosen to give a fixed site based on the information available at the time.  Included and excluded items in your fixed site cost will be detailed and provided to you by your new home consultant at your tender appointment. This offer is effective as of 03/09/2018 and applicable only to new home orders placed on or after this date.

The items included in each pack are not interchangeable and are strictly as advertised only. Additional packages may be purchased at the advertised price shown in the promotional material. Available only to Aspire range new home orders:

- Higher Ceilings (2590mm): The value price advertised is based on the ceiling height upgrade from 2440mm to 2590mm for the Bentleigh 22 home design. The value price advertised may differ depending on the home design chosen.

- Electrical Pack: The electrical pack (Aspire range) includes 15 additional double internal only powerpoints, 15 additional ceiling mounted LED downlights and 1 digital roof mounted TV antenna connected to a maximum of 2 TV points. Connection to more than 2 TV points will require the addition of a TV signal booster and/or splitter, the cost of which is to be borne by the client.

- Lifestyle Pack: 20mm stone benchtop to the kitchen is in lieu of standard laminate benchtop. The stone included in this pack is white burst with a thickness of 20mm finished off with an arris edge. The inbuilt microwave with trim kit supplied is Technika WD905 +TT905. The freestanding dishwasher supplied is Bellissimo by Technika TBD4SS-5.

Available only to Comfort range new home orders:

- 8 Point Evaporative Cooling: The actual unit included in this pack is a Brivis Advance unit with a network controller to a maximum of 8 outlets. The number of outlets will differ depending on the home design chosen and therefore 8 points are not applicable to every home.

- Move-in Pack: Colour-in-mix reinforced concrete driveway to a maximum of 35m². Colour selection from builder’s range. Builder’s range dual wall mount fold down clothesline installed on builder’s preferred wall.  Builder’s range concrete precast letterbox on a concrete pad with stick-on house number/s.

- Luxury Living: 40mm stone benchtop throughout is in lieu of standard 20mm stone and applicable to the kitchen, ensuite and bathroom only. 40mm stone is to the edge of the benchtop only and referred to as 40mm mitred edge. The stone included in this pack is white burst with a thickness of 20mm finished off with a 40mm mitred edge. The freestanding bath included in this pack is either a 1780x800 or 1500x720 acrylic bath with chrome waste plug (Posh Solus). The actual bath size will differ depending on the home design chosen to fit. The tiled shower wall niches included in this pack are applicable to the bathroom and ensuite showers only (1 niche per shower). The actual size of the tiled wall niche is 300mm high x 600mm wide and finished off with the same surrounding chosen wall tiles. Aluminium trims are included to finish off the edges of the niche as depicted.

- Brickwork above front window/s and entry door (design specific): Brickwork and galvanised steel lintel will only exist where a minimum of 3 courses of brickwork exists above the opening. In the instance where a 450mm eave exists and the ceiling height of the home is 2440mm, the eave lining will continue to the top of the window/s without the need for any brickwork above.

- Façade feature render to porch and garage area: A single colour render finish is included and only applicable to the garage face wall and infill, front entry door face wall and porch detail. A 300mm render return will exist to the garage.

- Remote controlled sectional panel garage door (3 remotes): Slimline profile textured finish in Colorbond standard colours only. 2 remote controls with 1 wall mounted controller.

- Stylish category awning windows to facade: Category 1 awning windows from Builder’s range.

- Colour in the mix driveway and front porch: Maximum of 35m² allocated. Driveway at crossover is dependent on crossover width and developer requirements.

- Designer concrete letterbox: Builder’s range only.

- Wall mount fold down clothesline: Builder’s range only.

- Flyscreens and window locks to all openable windows: Fibreglass type, not suitable for BAL rated areas.

- 450mm eaves to entire façade including 2m return: 2m eave return will not exist if regulation 420 is non-compliant and wall on boundary (zero lot line) is apparent.

- Colorbond Downpipes: Selection form Builder’s range.

- 25mPA structural concrete to the home including porch and outdoor entertainment area (if applicable): Applicable to the main house slab only. Landscaping concrete including driveways are not included.

"Fast Track” Offer – 5 Only for 2018 Site Start!

Terms and Conditions: This promotional offer is available with any True Value Homes standard floorplan design only. This offer is effective as of 11/09/2018 and will end 11/10/2018.   This offer is applicable only to new home orders placed on or after this date. True Value Homes reserves the right to alter, extend or terminate this offer at any time without notice.  For further information on this offer and its inclusions please speak to a True Value Homes New Home Consultant.

*Subject to the following conditions:

- Offer for titled and settled lots only.  The client is to provide land title certificate in clients name or a letter of land settlement signed by a solicitor or registered conveyancer.  

- The co-operation and availability of the client to attend appointments with at least 1 weeks’ notice.

- It is the client’s responsibility to ensure that the selected floor plan, relevant inclusions/specifications and chosen colours selections comply with their land Developer guidelines, building envelopes and Council regulations.

- Finance approval required (Conditional approval 14 days after contract singing, Unconditional approval and Authority to commence construction 14 days after building permit approval).

- The client’s site is to be vacant of debris and all site pegs are to be present along with supporting survey documentation.  The client is to ensure the site is available and ready for construction. 

- Colour selections and building contract signing are to be completed on the nominated day set by True Value Homes during operating hours only.

- The client agrees to the full commitment to the Fast Track process without deviation.

- Proof of payment for asset protection permit and/or community infrastructure levy is to be provided by the client to True Value Homes within 14 days after contract signing.

- Simple permits Building Consultants Pty Ltd is True Value Homes preferred building surveyor and is to be nominated for all Fast Track lodgments.

- Full sales paperwork is to be submitted to head office the next business day after placing the new home order and paying the initial fee of $2000.

- Site Start in 2018 is subject to council and developer approval within a timely manner and compliance by the client to the terms and conditions set out above.  No guarantee will be given for a 2018 site start if this is not the case.
